Our lenders’ prime consideration when formulating a decision will be based upon proven ability to service loan repayments.
FEES:
Our standard brokerage fee is 1% of the facility required. The lender will usually charge an arrangement and valuation fee and these will be outlined in the lenders’ ‘in principle’ offer. You will also be responsible for legal fees.
SERVICE:
We undertake to provide a decision (and where appropriate, an ‘in principle’ offer) from a lender outlining rates and terms, within seven days of receiving your fully completed application. If our offer is unacceptable, you are under no obligation to proceed.
INTEREST RATES:
Variable rates are charged at a typical margin of between 1% - 3% over bank base rate or LIBOR. Fixed rates may also be available.
LOAN LIMITS:
Typically 70% (100% in exceptional circumstances) of the Open Market Value of the premises to be mortgaged.
ADVANCE:
Minimum £100,000, no maximum.
